Stucco is one of the most popular exterior finishes in Florida, and for good reason. It's durable, attractive, and handles our climate well. But it does require maintenance to keep looking and performing its best. Here's how to care for your stucco.
Regular Cleaning
Annual Washing
Florida's humidity encourages mold, mildew, and algae growth on stucco surfaces. An annual cleaning prevents buildup and keeps your home looking fresh. Use a garden hose with a spray nozzle - pressure washing can damage stucco if done incorrectly.
Cleaning Solutions
For general dirt, plain water works fine. For mold and mildew, mix one part bleach to four parts water, apply with a soft brush, let sit 15 minutes, then rinse thoroughly. Commercial stucco cleaners are also available.
Avoid Harsh Methods
Never use wire brushes or high-pressure washing close to the surface. These can damage the stucco finish and create entry points for moisture.
Inspect for Damage
Cracks
Small hairline cracks are normal and usually cosmetic. However, cracks wider than 1/16" or those that grow over time indicate structural issues that need attention. Check especially around windows, doors, and where different materials meet.
Staining
Dark streaks often indicate moisture problems - check for leaking gutters, sprinklers hitting the wall, or missing caulking. Rust stains may mean corroding metal components behind the stucco.
Soft Spots
Gently push on the stucco surface in different areas. Soft or spongy spots indicate water damage to the underlying substrate and need immediate repair.
Prompt Repairs
Why Repairs Matter
Stucco is your home's first line of defense against water intrusion. Even small cracks can allow moisture into the wall system, leading to mold, wood rot, and structural damage. The cost of prompt repairs is minimal compared to remediation costs.
DIY vs. Professional
Small cosmetic cracks can be filled with elastomeric caulk as a temporary measure. But for proper repairs, especially multiple cracks or areas larger than a few inches, professional repair ensures proper preparation, matching texture, and lasting results.
Painting and Coating
Stucco should be painted with 100% acrylic elastomeric paint every 7-10 years. This type of paint flexes with the stucco and maintains waterproof integrity. Before painting, repair any cracks and clean the surface thoroughly.
Landscaping Considerations
Keep sprinklers away from stucco walls - constant wetting leads to staining and can cause moisture problems. Trim plants and trees to maintain at least 12 inches of clearance from stucco surfaces for air circulation.
